Vlkov - Villa

You get out of the car, or off the train, and mostly hear reeds and water. Three separate houses on a fenced plot, designed by architect Radovan Chládek, with a garden that runs down towards the pond. Beyond that there's little more than landscape. You're right in the middle of Třeboňsko, the protected pond region of South Bohemia.

The grounds hold three independent houses, and for the length of your stay all three are yours alone. Together they sleep fourteen. The two outer houses sleep five each. Upstairs, in an open loft reached by an elegant spiral staircase, there are two single beds and a sofa bed. Downstairs in the living room there's a double bed. The middle house has its sleeping area right at the top, with a double bed and two single beds for four people. Each house has its own bathroom with a walk-in shower and toilet, its own kitchen and its own sitting area with terrace doors. There's a fourth bathroom by the sauna in the garden.

The middle house is the shared one. That's where the wood burner is, the kitchen is more generous and the dining table is big enough for everyone to sit down together. The terrace doors open onto the terrace looking out over the garden and the water. The smaller kitchens have everything for breakfast or a simple evening meal, from a fridge and microwave to a dishwasher, coffee machine and a full set of crockery.

At the back of the garden there's a Finnish sauna, with an outdoor shower beside it and that extra bathroom with a washing machine. Next to it sits a covered pergola with a grill, handy when it rains and welcome when the sun gets too strong. There's also a fire pit for the evenings, garden furniture and enough room for everyone to stay out of each other's way. The whole plot is fully fenced, so the dog can simply run loose here.

This is a notably sustainable house too. There's no gas connection, everything runs on electricity, and the kitchens have real glassware and crockery rather than plastic cups and straws. Each house has underfloor heating, air conditioning, a TV and wifi. There's parking for at least three cars right outside with a charging point for electric cars, and a wooden bike shed at the house with a charging point for e-bikes. Dogs are welcome for a surcharge.

One thing to know in advance. There's no cot and no high chair, and that's a deliberate choice. The spiral staircases up to the lofts are too steep for the very youngest. If you're travelling with children who aren't steady on their feet yet, this isn't the right house. With slightly older children it is.

The train stop is literally next to the grounds, which makes arriving from Prague without a car genuinely practical. Half an hour or so gets you to Třeboň, an old spa town with town walls, a castle and something going on almost every day in summer.

Cyclists and anglers do particularly well here. The land is flat, the network of cycle paths runs past dozens of ponds all the way to the Rožmberk, the largest pond in the country, and the Lužnice flows right alongside. Swimming happens close by, in the old sand quarry with its strikingly clear water.

What stays with guests longest is the combination of sauna and evening. First the heat, then that cold outdoor shower, and then sitting by the fire while it slowly gets dark over the pond.
